Hello SMB Deal Hunters!
I’m excited to share 5 new deals worth checking out.
Today’s issue is sponsored by Appletree, a premier partner for bookkeeping, payroll, and tax services catering to small businesses nationwide.
1/ Irrigation Business
📍 Location: Florida
💰 Asking Price: $1,560,000
💼 Cash Flow: $650,237
📊 Revenue: $1,017,153
📅 Established: 1989
💭 My 2 Cents: An established 34-year-old service business from a retiring owner selling for under 3x EBITDA multiple? Count me in. This irrigation repair and service company is operating on very sexy margins, and what I like about irrigation is it often comes with recurring revenue through regular maintenance services, system inspections, and repair services. Because the business is located in Florida, it shouldn't be affected by seasonality as it would be in other areas. I’d want to dig into what service contracts come with the business. Bonus: This business is SBA lender-qualified.

2/ 15+ Yr Old eCommerce Supplement Brand w/ Mgmt Team & Massive Growth
📍 Location: Illinois
💰 Asking Price: $6,200,000
💼 Cash Flow: $1,257,128
📊 Revenue: $7,379,702
📅 Established: 2008
💭 My 2 Cents: This is a direct-to-consumer supplement company that manufactures and sells its own branded supplements on its Shopify site. The brand sells 250 pure nutritional powders, supplements, oils, and capsules. They also package and ship directly from their US-based facility. I like that this business comes with a team of 40 staff, which includes management. Plus, I like the supplements space because it’s generally very high margin. However, supplements are quite a competitive market, so I’d want to understand what their points of differentiation are.

3/ Hospitality Property Management Company
📍 Location: Atlanta, GA
💰 Asking Price: N/A
💼 Cash Flow: $630,000
📊 Revenue: $2,500,000
📅 Established: 2004
💭 My 2 Cents: This company provides hospitality management services to owners, investors, asset management companies, and lenders throughout the United States. The properties they manage range from 6,000 to 200,000 square feet and include multiuse resorts, inner-city corporate/convention hotels (50-1,000 rooms), limited-service hotels, full-service hotels, golf courses, mixed-use properties, retail, medical, office complexes, industrial and multi-family real estate. What I love about property management is that it’s high margin, asset-light, and generally comes with recurring contracts. I’d want to make sure this business doesn’t have any client concentration issues since some of the properties they manage are pretty large.

4/ Established and Profitable Landscape Business w/ Impeccable Reputation
📍 Location: Hillsborough County, NH
💰 Asking Price: $2,500,000
💼 Cash Flow: $701,561
📊 Revenue: $1,235,012
📅 Established: 2013
💭 My 2 Cents: Landscaping businesses are so high-margin, it’s nuts. I like that this one is home-based but still comes with 12 full-time and 5 part-time employees. Landscaping businesses come with regular maintenance contracts since clients usually need services on a weekly or monthly basis. What’s also great is this business has a mix of residential and commercial customers. Generally speaking, commercial customers usually bring more year-round business and come with less seasonality. Since the landscaping industry is labor-intensive, I’d want to know how loyal and reliable the current staff is and how difficult it is to hire in the area.

5/ Midwest Event Venue
📍 Location: N/A (Midwest)
💰 Asking Price: $7,500,000
💼 Cash Flow: $915,186
📊 Revenue: $1,681,986
📅 Established: 2014
💭 My 2 Cents: This is a highly sought-after event venue that hosts 200 events a year and is currently booking into 2025 already. The real estate is valued at $6,000,000 and is included in the asking price. I'd want to understand what staff members come with the business, what add-on services they offer (or is it just providing the venue), and what property maintenance and utilities look like. A growth opportunity here is to host more events since there is open land that is not currently being utilized. What’s interesting is the owners are open to seller financing.
